“Every property is a story about people, environment, and possibilities”
Michael Guldstrand – CEO, Solhemmet
We are looking for someone to become our Project Leader in our relationships with municipalities and landowners, and to lead the design process on our behalf — from feasibility study and building permit through to construction start. The role also includes acting as the client representative in our business with contractors and construction companies. We are looking for someone with experience in procurement of construction contracts on a fixed-price or partnering basis, and potentially leading split contracts in the future. This position requires full professional fluency in Swedish.
At Solhemmet, you will work with various types of residential projects, both in size and character, across the country. The role of Project Leader with us includes, among other things:
In short, the linchpin of our upcoming construction projects.
You are creative and committed, a key person who leads and develops our properties from idea to move-in. You are communicative and curious, efficiently seeking solutions to move forward. You are open and enthusiastic, driving things from idea to completion.
Solhemmet was founded by SBB and the company's representatives in 2018. Today, Solhemmet is a specialised property developer for community properties that support the municipal service offering. Solhemmet has developed a conceptualised and innovative housing solution — we call it a "folkhem" (people's home) for seniors — with residences offered both as condominiums (Senior Housing) and rental apartments (Sheltered Housing). The concepts are designed to be financially sustainable for all parties.
We are strongly convinced that efficient construction is achievable when applying the Learning Curve Theory and declining Marginal Cost Theory in development and execution. We build houses with long lifespans and multiple lives (Multipurpose Housing) — combining proven methods with innovation to create sustainable, energy-efficient, and aesthetically pleasing properties. A house with a long lifespan and multiple lives is always the most sustainable option. We believe this is a winning concept for meeting tomorrow's needs for society, municipalities, our elderly, and our world!
The number of elderly is increasing dramatically. The 80+ age group is growing by 40% between 2024–2034, and the 65+ group is increasing by nearly 20% over the same period. During this same period, the working-age population has low growth (3%). Housing chains in society have stagnated due to tax effects (capital gains tax), and the fact is that few municipalities can offer attractive housing options such as senior condominiums and sheltered housing (rental) — homes people actually want to move to, so they don't feel like they're moving away from what they love! At Solhemmet, we answer that need!
